USDA Homeownership Loans Available

USDA Rural Development is pleased to announce that the funding for the Single Family Housing Section 502 Direct Loan Program is expected to be available for the remainder of Fiscal Year 2010 for all states. Rural Development will utilize funds from the American Recovery and Reinvestment Act of 2009 (ARRA).

Rural Development has $2.4 billion allocated to the Direct Loan Program that will provide homeownership opportunities for up to 20,000 low-income individuals and families who would not otherwise qualify for mortgage credit.

The loans may be made without a down payment and eligible applicants in rural areas may qualify for loan financing up to 100 percent of the appraised value. Depending on an applicant’s income, monthly payments may be reduced to 24 percent of income. Loans are made typically for 33 years but can go for 38 years to a very low-income applicant. These are fixed interest rate loans currently at 4.875%. Eligibility for this federal mortgage loan program is limited to families who qualify as low- or very low-income borrowers, which varies by county and state.

Awards for Excellence in Affordable Housing

In partnership with the MetLife Foundation, Enterprise Community Partners, Inc. offers the MetLife Foundation Awards for Excellence in Affordable Housing. The awards program recognizes 501(c)(3) community-based, regional and national nonprofits and Tribes or Tribally Designated Housing Entities that show exemplary leadership, innovation, effectiveness, and quality operations and services delivery in affordable senior housing.

Awards are presented this year in a single category: affordable, green, service-enriched senior housing. The prize money may be used to cover any needs of the winning organizations. Winners will receive:

  • A grant of $50,000; four equal place winners will be chosen.
  • Recognition at American Association of Homes and Services for the Aging’s annual conference this fall and a commemorative plaque.
  • A profile of your project in the Enterprise Resource Database™ and on Enterprise’s website.
  • Invitation to present your project via a national web-based seminar.
  • A press release announcing your accomplishment.

HUD Asks for Input on Research Agenda

The Department of Housing & Urban Development’s (HUD) Office of Policy Development and Research (PD&R) is seeking suggestions for possible research the department will fund in fiscal year 2011 and beyond. This research will help HUD achieve the goals outlined in its Strategic Plan. The research done by PD&R falls within one or more of 12 primary categories, including people with disabilities, fair housing and homelessness.


Community Economic Development Studies 2010

Coming this summer, the North Carolina Association of Community Development Corporations (NCACDC) will again offer CED STUDIES, its premiere foundational real estate development training event. 
 
This training will also include a special Board of Directors track that was introduced during the 2008 CED Studies course offering. This track builds upon established best practices to maximize organizational learning while expanding institutional knowledge of these concepts beyond key staff.
 
To take advantage of this unique learning opportunity, NCACDC solicits staff/board training teams. Each team member will participate in parallel tracks, interacting as their individual roles within the real estate development process naturally intersect.
 
As always, CED Studies includes lodging, meals and materials as well as a combination of adult learning techniques such as theory, practical application, peer-to-peer learning and relevant excursions. To promote and encourage board participation, NCACDC has modified the schedule to include 3 non-consecutive Weekend Only sessions for board representatives, while continuing its traditional non-consecutive three-week series for practitioners.

Through your efforts, the Agency was able to fund 31 projects in 25 counties totaling 1,912 units. Thanks to everyone who participated in this year’s cycle.

Please note we are continuing to accept comments for the 2011 QAP. In the near future, we will have a draft QAP available and will also be announcing the date of the public hearing.
